Why We're Different 
1) Our Fixed-Price Concept:
Pre-Construction:
After agreeing upon the cost proposal for the construction of your home, Pinon Development honors this pricing throughout the construction process:
Most of our competition operates under a 'Cost Plus' approach. This means the following to you, the customer:
- The builder passes all of the bottom-line costs of the project to you, the homeowner, and on top of these costs, adds their profit.
- This also means that you, the homeowner, are responsible for paying for any additional work that may be needed due to but not limited to the following (plus the builder's profit):
- Increases in material and labor costs after the initial cost proposal.
- Builder errors and/or omissions
- Code / inspection requirements
- Necessary plan changes
- Increased utility costs (i.e. tap fees, electricity)
- Costs associated with Jobsite theft or vandalism
The end result is that you do not know what your new home will actually cost until the project is fully complete and the last check is written.
We strive to simplify the building process for you by agreeing to stand behind our initial bid to you. This means that if there are any unforeseen changes that are required due to any of the above, we don't pass the associated cost along to you.
During Construction:
Once we have begun construction on your home, as explained above, we do not pass any extra costs to you unless it is related to an agreed upon change to the contracted plans and/or specifications.

2) We pay the bills:
At the end of each week, many builders will simply mail all of the invoices to the homeowner. In addition, they will attach a bill for their profit / hourly fee on top of these direct costs. This can often times lead to countless headaches on your part.
- We are a full-service builder and feel that part of this commitment means taking responsibility for the following aspects of 'paying the bills':
- Verifying that all of the work is completed and done properly before issuing payment
- Ensuring that subcontractors are paid promptly. This is a very important item and is one reason why Pinon Development has established solid relationships with our many subs.
- Providing the customer with lien releases signed by subcontractors and suppliers providing proof that bills have been paid.
- In addition, we only send a draw request to you or your bank when that phase of the work is complete. We do not bill in advance.

3) We make it easy for you if you can't be here:
There are many aspects of building your home that require frequent communication and interaction between you and your builder. Here are some of the ways we make the process easier if you aren't able to be in Salida on a regular basis:
Customer Selections:
- We have a permanent Project Management & Sales staff that is here to assist you in making all of the many finish selections for your home.
- We are here as your expert advocate to help facilitate conversations / questions you may have of any of our suppliers. For example:
- Are sustainably-harvested hardwood floors available?
- What kind of low-flow plumbing fixtures are best?
- Are there any rebate programs for using renewable energy?
Updates / Photos:
- A primary goal of ours is to keep you updated and 'in the loop' during the construction of your home, regardless of whether or not you can be here in Salida.
- Our permanent Project Management & Sales staff will email / call you regularly to discuss any important issues including:
- Progress on your home's construction.
- What to expect in the coming weeks / months.
- Any outstanding items that may need to be resolved.
- Items that Pinon Development may need from you (i.e. tile selection, light fixture selections, etc.)
- Photos of your home are attached to these updates so you can view, in detail, how things are progressing.

4) Energy Efficiency / Quality Building Practices:
Pinon Development is certified with Built Green Colorado, which is a voluntary program run by the Home Builder's Association of Metro Denver. We are also partners with the Environmental Protection Agency's (EPA) Energy Star program. We have committed to registering 100% of our homes with these two programs.
Registering our homes requires us to employ a third-party rater to inspect, test, and verify many of the details that go into building an energy-efficient and environmentally-friendly home. This 'keeps us all honest' by ensuring that each home that we build is independently inspected and certified with these cutting-edge programs.
